ClosingIQ
The Why
I built the tool I wished existed.
I've been in real estate for years. I've sat across from sellers with stacks of documents β deeds, title commitments, foreclosure notices β and I've watched deals fall apart because someone missed a lien on page 7 or an unsigned signature on an addendum.
The tools that existed were either too expensive for solo operators, too generic to understand real estate documents, or required you to duct-tape five different platforms together just to manage one deal.
So I built ClosingIQ. One platform that reads every page, flags every risk, cites every claim, and gives you the intelligence to close with confidence. Not a generic AI chatbot. Not a glorified PDF viewer. A purpose-built intelligence layer for people who close deals.
Every feature exists because I needed it on a real deal. Every risk type we detect is one I've seen cost someone real money. This isn't a tech experiment β it's a tool built by a closer, for closers.
The Vision
Four dimensions of deal intelligence.
I named it Closing Intelligence Quotient because the best closers aren't just smart β they read people, build networks, and overcome obstacles. I wanted a platform that amplifies all four:
Intelligence
AI reads and extracts from every document
Emotional
Personalized communication at scale
Social
CRM that tracks every relationship
Adversity
13 risk types detected before they cost you

Built Different
Not a pitch deck. A product.
ClosingIQ isn't funded by venture capital or built by a team that's never closed a deal. It's bootstrapped, profitable, and built by someone who uses it every day.

What Drives Me
The beliefs behind every feature.
Closers deserve better tools
Title companies have SoftPro. Agents have Dotloop. But wholesalers, investors, and TCs? They got spreadsheets and prayer. I built ClosingIQ for the people nobody else built for.
AI should cite its sources
I don't trust AI that can't show me where it found the answer. Every extraction, every risk flag, every chat response in ClosingIQ points back to a specific page and paragraph.
One platform, not eight
I was paying for a CRM, email tool, SMS platform, calendar app, document scanner, and three other things I can't remember. ClosingIQ replaces all of them. That's the point.
Price it for operators, not enterprises
Ironclad charges $50K+/year for contract AI. DocuSign's AI features cost $80+/user/month. ClosingIQ starts at $97. Same AI, built for real estate, priced for humans.
Let's talk.
Whether you're a solo wholesaler or running a 50-person transaction team, I'd love to hear how you handle documents today β and show you how ClosingIQ can change that.
